This is a small 3/1 with just under 1k square feet. I am picking up this property for 75k. It is habitable and I could rent it out in its present condition but it is outdated and there are a few plumbing things that should be brought up to code. I could fully renovate this property to bring it up to ARV level of 140k but when the prices are lower like on this deal I prefer to do less rehab and sell the property for a lower value.
