We have this home under contract at 45% of ARV. It requires a full rehab, including some drywall work, but it is structurally sound. Our contractor is quoting a 6 week turnaround before we are ready to go back on the market. Comps in this area have sold in a matter of days. As a bonus, the neighbor wants to purchase a portion of the lot. We will sub-divide this during the renovation. We are guaranteeing 3 months of interest on this project even if we exit sooner.
