How can you guarantee a return? That is usually a red flag I would be careful guaranteeing a return.
You are right, I should have not used those words, just wanted to show how good the deal was, we are securing investor with 2nd lien position. The reason I said garuntee is because there is so much equity in the property itself always allowing us to pull out if needed.

Just wanted to mention that it’s technically not legal to “guarantee” a return. Perhaps state it a different way without using that particular word.
Agree with the other posters. Guaranteeing a return and typing that out in writing is 1. a red flag 2. putting yourself into a legal bind if someone doesn’t get that return and sues you. 3. Be careful
