2 Old School Ways to Raise Private Money!!!!

  • Today I wanted to share two old school ways of raising private money that I think are still valid.. I used to do these 2 techniques around 2011 and they worked really well.I recently rebooted them back in April and they still seem to work pretty good..The first one is putting hand written bandit signs around, the more affluent neighborhoods that would read

I did get alot of curious callers and a few realtors,other investors however I did get calls from several small business owners I would then pre qualify them make sure they had cash then book an appointment and take them through my pitch deck..

 

The other thing I used to do to raise money was to put an ad in local newspapers or craigslist advertising a note for sale..it would say something like

 

Real Estate Note for Sale.

$190,000 note paying 8% secured

by $329,000 property. Call

000-000-0000 for details

 

I ran this back in April in a few local newspapers and was surprised by how many calls i got cuz i didn’t think anyone still read newspapers..Id get more savy investor types with this ad and more serious cash buyers but also somewhat hesitant.The ones that were serious met with me..id pre qualify them make sure they had liquid cash and id book an appointment and run them through my pitch deck..I think both techniques still work well both are low cost and minimal effort and tend to bring out different types of investors some with deep pockets some with smaller amounts of money(id say between 20-50K) Plus its a great way to build your database and keep in touch with these people sending them updates on the deals/projects you are working on.

Im gonna be trying these on some community social media platforms Facebook, nextdoor.com and if anyone can suggest any other ways of updating, tweaking,refining these 2 techniques please let me know. Also can anyone recommend some local community based social media platforms like Nextdoor.com or any local platforms i can put these on?
