I exclusively offer OTC tax deeds that I don’t purchase for myself. I present these deeds to fellow real estate investors to see if there’s interest before returning them back to the state. Pay attention to the date the notice is valid
Over-the-counter (OTC) tax deeds are properties that have been put up for auction due to unpaid property taxes but were not sold during the initial tax deed auction. After the auction, these unsold tax deeds become available for purchase directly from the county or municipality, often at a significantly reduced price.

    Hi Brian,
    May I ask a couple questions?
    1.       These are AL tax instruments. Is this the only state you obtain these or are there other states you have these types of tax instruments? (I noticed you were in OH.)
    2.       Are these tax liens or tax deeds? I just want to clarify if they are in a redemption period or if I could make the purchase and move to quiet the title.
    3.       Are any of the instruments in SE Alabama or how could I find out where they are located?

    I live in the SE AL/NW FL region and would be interested in these types of instruments that have structures or possibly land if they were in my target market. Any information you could offer would be greatly appreciated.

Currently I only deal with Alabama, And Yes the redemption period has passed. I exclusively offer OTC tax deeds that I don’t Purchase For myself. I present these deals to fellow real estate investors to see if there interested before them returning back to the state
