This loan will be backed by a promissory note and a mortgage security document.

- Return: 15% Annual Return
- Project Timeline: 12 Month Max Term, with the option to repay sooner
- Refinancing 75-80% of ARV
- Lender take first position lien
- Minimum Investment: $30,000

As an example of our track record with our flips, we recently completed the sale of this flip. We purchased it for $406,000 and successfully sold it at $625,000, easily paying back our private money lenders on this deal.
A few Q&As are below:
Q: How and when am I going to get my money back?
A: Your return of capital ($30,000) and your return on capital (15%) will happen once the rehab is complete, and the property is sold. Your money will be returned prior to GSS Development Group receiving any profits from the sale.
Q: What are the risks?
A: As is the risk with any flip, there’s always a chance that the property sells for less than we anticipated. If this happens, we’ll make sure that your 15% return and initial capital investment are still paid back, even if it means GSS Development Group has to come out of pocket to cover the difference.
An alternative to BRRR would be for GSS Development Group to flip this house for market value . At which point, we would list with a realtor on the MLS ensuring both your 15% accrued interest and initial capital investment are paid back.
Q: What if I need my money back sooner?
A: You will not be able to be repaid prior to the completion of the project.
Q: What are the logistics?
A: We’ll execute a promissory note and a mortgage security document to secure your lien position on the property. All of these documents will be properly recorded. At the time of closing, you’ll wire the necessary funds directly into escrow to complete the purchase. You’ll then be repaid both your initial capital investment and your 15% interest once the rehab is complete, and refinanced.
