Small multi family apartment, cash cow opportunity

We have a good opportunity for a 17 unit, value add building in Canton, Ohio.  It is currently bringing in $7,250 in monthly rent, with four vacant units.  Rents are on the low end.  Can be kept as is and collect cashflow or the units can be renovated and rents raised.  The building is in a good area, just outside downtown Canton, which is moving in a good direction.

We are looking for financing for 1-2 years, for purchase and renovation.   The exit would be to sell to an investor or renfiance and keep as a long term investment property.

Once renovated and stabilized, rents will be around 11k per month.  Looking for 600k for the purchase and rehab.  We have some interested buyers as and we may wholesale it, but we prefer to take it down, renovate and keep or sell once done.
