Duplex has been renovated with new kitchens and bathrooms on both sides. One side is a 2bd 1ba and the other side is a 1bd 1ba. Currently rented for $750 on each side for a total of $1500. We will use the money to purchase another cash flow property and make minor renovations to the exterior of this property. This would be an interest only loan based on 30 year with a balloon after 5 years. Pre-payment penalty if paid off before 2 years of 1%. Current Value based on comps $245,000 to $250,000.

Hello,
First time posting a deal… 3/2/2 in Fort Worth, Texas.
I’m actually a real estate agent in Texas and previous loan officer in the business for over 20 years. This deal is actually for a relative and I am not looking to get compensated for this, just trying to get her help and walk her through the process. Owner is Divorced, Single mom with 2 kids, has owned the house for over 20 years with house payments … Has been employed at same company for over 20 years but the several down markets in the last few years have hurt her ability to make payments. Ran into some late mortgage payments with Wells Fargo when had issues with employment hour reduction and hence the late payment’s won’t allow her to do traditional re-financing. Currently trying to do a loan modification and has not made payments since May 2023. Hence the reason why family and friends have suggested her to refi out of the current mortgage company to lower payments given the current loan amount and arrears, even if it’s done through private financing. Spanish speaker preferred but not required….I can help translate.
