This event resort is 25 acres of wildlife inhabited bliss, just 30 min from Downtown Austin, TX.  In business 10 years, hundreds of 5 star reviews on all social platforms, inc. AirBnB and VRBO. Turn key, no improvements required, and enough space for 10 more units.

Its 9 units currently cashflow 13,850 per mo, without added value high ticket events, weddings, or add-on experiences.

I’m offering a flat return for PML gap funds, though open to equity or partnership if its a great fit.

Plenty of room to expand, tons of $$$ left on the table by current owner partnership. Priced at $200K lower than land value, I’ve got the business conveying at no cost. Total price: 1.4M, Sellers are financing 700K, 1st position loan is for the rest at 80/20 LTV, leaving a gap of $175K.  I’m structuring this with OPM to avoid a lien on my primary home.
