This looks like a great deal. I wish I didnt have all my money lent out. Id be all over this one.
Is this 15% a year and or for the life of the investment? what happens if it is not rehabbed on time, does the interest rate go up,? And would I hold the deed?
The term would be for a year with a goal of being completed in 6-8 months. I would pay 15% for the life of the investment. If the rehab is not completed by the year, there would be an option for an extension. You would be listed on the mortgage, note and additionally insured on the insurance policy.
