      Thank you for reaching out to me via the PMC platform about the opportunity to qualify you for successful private money loan funding of $77,000 to help you quickly scale and grow your Fix-and-Flip business or other relative endeavors.  Here is the general and specific Pre-Qual information you need to start working as you begin your application to provide to my funding partner Mr. Chris Bell before I schedule a follow-up conference call asap with you, him, and me:

    100% Ground Up Construction Financing with NO LTC Restrictions and for Purchase & Repairs and Rehabs up to 70% ARV (Tiers vary based on experience & credit with a 1-point fee at closing.)
    Liquidity: Must have at least closing cost + 6 months reserves (3 Months paid at closing).
    First-time investors – no problem
    No Contractor approval – DIY acceptable (will still need an SOW & Inspection for each home purchase)
    Co-Borrowers accepted to strengthen the over Credit, Income &/or Liquidity.
    Draws are Unlimited.
    Loan Terms from 12 – 18 months
    Loan Sizes from $50,000 – $2,000,000
    Closing Time Frame Approx. 10-15 days or less with Proof Of Funds issued

    1.)  A minimum 680 credit score
    2.)  A minimum of $30,000 cash should be Liquid in a business account
    3.)  Be in business for 1 year with a RE Project Business Plan with rehab project costs
